Site Supervision

Key responsibility is quality control. Surreal Studios offers the following site sevices.

  •  Co-ordinate the project in totality with the consultant’s information, i.e., Civil, Structural, Electrical, Mechanical, Quantity Surveying and Landscape Architecture
  • Lead the local Consultant team (Civil, Structural, Electrical and Mechanical) in all contractual matters and procedures on the site.
  • Monitor and endorse contractual communication to and fro from the site.
  •  Monitor and endorse site instructions emanating from the consultants, on approval from the Director.
  • Ensure timely delivery of information requested by the contractor from the consultants.
  • Lead the local Consultant team in site inspections as follows:
  1. Lead the weekly local consultants site inspections;
  2. Chair monthly meetings, prepare and issue minutes after the meetings;
  3. Discuss progress, site observations, information clarifications/conflicts, anticipated problems, solutions to problems, etc;
  4. Ensure tests for materials and workmanship are carried out as per the requirements of the contract in all disciplines;
  5. Monitor workmanship and materials so that these adhere to the Quality Control Manual submitted by the contractor and standards identified in project documents
  6. Monitor contractor’s health and safety procedures;
  7. Supervise the clerk of works on a daily basis and ensure to obtain daily reports from the clerk of works in terms of progress, workmanship, labour force, plant and materials on site; weather, etc.
  • Propose solutions in post contract design phase incorporating where necessary input of all the disciplines in post contract design changes and design issues from the site that need solutions from the project Architect. Any decisions that have a cost influence should be reported to the project Architect/Project Manager before action.
  • Lead the bi-monthly meetings, prepare and issue of the meetings minutes;
  • Ensure design resolutions are developed into construction documents;
  • Provide immediate design solutions on site where necessary and possible, in order to avoid delays.
  •  Provide information for progress reports of the project on a monthly and quarterly basis for issue to Project Architect for action and Project Manager’s Assistant for information.

 

  • Record keeping of project information on a daily basis;
  • Production of a final report encompassing all discipline based on the daily records.
  • Responsible for coordinating the filing of drawings based on the system set out by the project Architect.
  • To ensure that all drawings that are not currently in use are properly filed away.
  • To ensure that the filing in the computers is carried out in accordance with project procedures and standards and to carry out a regular sieving exercise as agreed with the project Architect
  • Responsible for keeping record of site office equipment, issuing of site office equipment and stationery and keeping records of stocks available and advising the resident partner when additional stocks are required.
  •  To coordinate with local client representatives and report any matters that have an effect on the project to the project Architect/project Manager.
